The “Yafe Nof” neighborhood is located in the central part of Tuba Zangaria (between Tuba and Zangaria) and borders open areas.

The neighborhood is planned according to the program of the Ministry of Construction and Housing. 1,143 units are planned in the neighborhood on an area of 570 dunams.

The purpose of the neighborhood is to provide housing for the homeless and the younger generation of the Tuba Zangaria settlement.

The plan modifies a detailed outline plan, which also included the neighborhood, but was not feasible for a number of reasons.

Most of the land in the area of the neighborhood is owned by the state, therefore the neighborhood is a central target for solving the lack of land in the settlement.

The minority of private land owners will receive the appropriate compensation according to the balance table.

Most of the neighborhood is planned in an area with moderate slopes. The plan adheres to the existing topography and minimizes earthworks.

 

In order to meet the density goals, several types of buildings were designed in the neighborhood, which are appropriate in nature to the social structure of the families in the settlement and take into account the limitations of civil aviation.

The main construction model in the settlement is a plot of a one-apartment “growing house” planned for the addition of apartments and floors, the building includes a common stairwell, without requiring the construction of all the apartments in one step.

This model is suitable for a traditional neighborhood that aspires to live in a family home.

The traffic system in the neighborhood is planned on a longitudinal axis and two lateral axes that connect the neighborhood to the settlement.

The main street of the neighborhood involves different uses.

In the central section of the main street, commercial facades and a commercial center were combined.

The center of the neighborhood is located next to the central section and includes a high school, an elementary school, a community center, an urban square and a central garden. The plan allows businesses of freelancers to be established.

The plan includes public institutions and neighborhood public spaces, in accordance with the public spaces program prepared for the neighborhood.

 

The neighborhood was designed with the goal of encouraging walkability, commuting by bike and integrating public transportation.

The scenic skeleton of the neighborhood is built around a concentration of old trees that have been preserved and integrated into the schapfs.

In the southwestern part of the neighborhood, an open promenade was planned for the view of the open areas.

 

The sewage system is integrated into the municipal system and is pumped from an existing municipal pumping station to the Kfar Hanasi substation (future solution for the C.H.R substation).

 

Dairy farms operate in the settlement without building permits. Most of them are close together but outside the boundaries of the settlement and outside the blue line of the neighborhood. Some of them are on site.

Barns are a nuisance to the settlement.

The outline plan of the settlement identified an approved location for farm buildings intended for raising animals and copying the Ram’s barns. The road to the farm buildings passes through the “Yafe Nof” neighborhood.

Therefore, the detailed planning of the neighborhood also included the planning of the farm buildings in order to regulate the access to the farm buildings and to reduce the environmental effects on the residences and the open areas from the farm buildings.

Future detailed planning will include a construction plan to be executed for the farm buildings.

Next to the existing barns is a non-statutory waste storage.

A waste transfer station is planned in the area of the farm buildings that will serve the entire settlement.

A small section of the access road to the farm buildings is planned in the area of MA. “Entrances to Hermon” (instead of another identical section, which is approved in the master plan and intended for cancellation).
